A trustee sale is advertised once, in a newspaper, in dense legal prose, two to four weeks before the auction. Finding them means reading hundreds of notices and pulling out an address, a date and a debt figure. That is the whole job, and it is the job this site does.
The extraction is grounded, not merely automated. After a notice is parsed, every extracted value is searched for in the source text. Values that cannot be located are discarded, and each record carries the resulting quality score. That is why a blank cell here means the notice was silent, rather than meaning we were unsure.
We keep the original notice too. Methodology sets out the sources, the cadence, and the limits — including which notices we will never see.

A notice of trustee's sale is the legal notice a trustee must publish before auctioning a property under a deed of trust. It names the borrower, the property, the debt owed and the date, time and place of the auction. Publication is what makes a non-judicial foreclosure public, and it is the only advance warning most trustee sales get.
From the published notices. We collect notices of trustee's sale from newspapers of record in 15 deed-of-trust states, then parse each one into structured fields. We currently hold 2,459 notices, of which 225 have been parsed into structured records.
Yes, mechanically. After a notice is parsed, every extracted value is searched for in the source text, and anything that cannot be found there is dropped rather than kept. A blank field on this site means the notice did not state it -- never that we guessed and got it wrong.
15 deed-of-trust states, where foreclosure runs through a trustee rather than a court: Arizona, Nebraska, California, Utah, Missouri, Idaho, Montana, Virginia, Alaska, West Virginia, Tennessee, Washington, Nevada, North Carolina, Oregon. Judicial-foreclosure states are out of scope.
