Arizona is a deed-of-trust state. When a borrower defaults, the lender does not need to sue: a trustee named in the deed of trust can sell the property at public auction after publishing a notice of trustee’s sale in a newspaper of record. The notice is the only public warning most sales get, and it typically runs two to four weeks ahead of the auction. Every record on this page comes from one of those notices, and the original text is retained so any figure here can be checked against its source.
