About this coverage

Why only these states?+

Because these are the states where foreclosure runs through a trustee rather than a court. In a deed-of-trust state, a trustee named in the loan document can sell the property at public auction after publishing a notice -- and that published notice is the record this site is built from. In judicial-foreclosure states there is no equivalent notice to collect, so they are out of scope.

How many counties are covered?+

155 counties across 15 states currently carry at least one notice. Coverage deepens on its own: the scrape adds notices daily, and a county page is published once it holds enough upcoming sales to say something substantial.

How often does this update?+

The scrape runs daily and the parse runs immediately after it, so a notice published today is generally searchable here within a day. Counts on every page are recomputed after each parse.

How coverage grows

Column onboards state press associations continuously, and every newspaper that joins brings its legal notices with it. A state appears here the day its first trustee sale notice lands; a county appears the day its first notice does.

County pages are published on a threshold rather than all at once. A county page is only worth a reader’s time when it has enough upcoming sales to describe a market, so a county enters the index once it holds eight upcoming sales, and leaves only if it drops below five. The gap between those two numbers is deliberate: without it, a county near the line would appear and disappear from our sitemap every few days as its sales completed.
