Trustee sales from published notices, read every day

PropertyRadar and ForeclosureRadar vs TrusteeSaleData

For bidding in person in the eight western states it tracks, ForeclosureRadar is the stronger tool: it checks each sale every 15 minutes on auction day. TrusteeSaleData costs less across many counties, and covers trustee's sales in 21 states, including Texas, Tennessee and Virginia, which that tracking does not.

We run TrusteeSaleData, so we are one side of this comparison. We have not subscribed to PropertyRadar and ForeclosureRadar: what we say here comes from public pages, cited below with the words we relied on. If something has changed, tell us and we will correct it.

Which to choose

Choose PropertyRadar and ForeclosureRadar if

  • You bid in person in Arizona, California, Colorado, Idaho, Nevada, Oregon, Utah or Washington, and need opening bids, postponements and winning bids to move through the day.
  • You want flip and rental analysis, comparables and title research in the same tool.
  • You also want judicial foreclosures and bank-owned homes, in every state.
  • You want owner phone numbers, email addresses and marketing tools with the data.

Choose TrusteeSaleData if

  • You buy outside those eight states: we hold 13,231 upcoming sales in 13 other states.
  • You watch more than a county or two: Pro is $49 a month for every county, with nothing added per county.
  • You need a short look, not a year: Starter opens every state for $15 a week, billed until you cancel.
  • You want the sales as data: CSV and a JSON API come with Pro, with the notice text on each record page.

What tracking costs as your counties add up

ForeclosureRadar prices tracking by county. TrusteeSaleData prices by plan, so the gap widens with each county. This is not like for like: the price below buys its sale-day updates, which we do not offer.

Where each one tracks sales

Trustee sale tracking stops at eight states[5]. We hold 11,693 upcoming sales in those eight, and 13,231 in the other 13 states we publish, Texas the busiest of them. See our trustee sale coverage by state.

Outside the eight, its foreclosure search still lists auction notices nationwide, with the date, time, place and published bid, but opening bids, postponements and cancellations need tracking[8].

If you were looking at PropertyRadar itself

PropertyRadar is the wider property and marketing platform, from $119 a month or $99 billed yearly on Solo[11]. Its foreclosure search runs in all fifty states, and trustee sale tracking is sold through ForeclosureRadar[5]. Choose it for owner marketing. For a list of upcoming sales to bid on, it is more than you need.

Questions

What is a cheaper alternative to PropertyRadar for trustee sales?

TrusteeSaleData Pro is $49 a month for every county we cover. ForeclosureRadar's Search + Tracking was $89 a month or $72.33 billed yearly with one county on November 1, 2026, plus $400 to $1,600 a year for more. Its price buys updates every 15 minutes on sale day, which we do not offer.

Are ForeclosureRadar and PropertyRadar the same company?

Yes. ForeclosureRadar describes itself as a service of PropertyRadar. ForeclosureRadar is the foreclosure search and trustee sale tracking product; PropertyRadar is the wider property, owner and marketing platform.

Does ForeclosureRadar cover Texas?

Its foreclosure search is nationwide, but its trustee sale tracking covers Arizona, California, Colorado, Idaho, Nevada, Oregon, Utah and Washington. TrusteeSaleData covers Texas trustee's sales, with sales on file in 162 Texas counties.

Does TrusteeSaleData update on the day of the sale like ForeclosureRadar?

No. We record postponements and cancellations where a later notice or the trustee's own records state them, and we run no live sale-day feed. If you stand at the auction in a tracked county, that feature is the reason to pay for ForeclosureRadar. Either way, confirm with the trustee's sale line on the day.
