Two tools for two jobs
A lead tool answers who to contact. It starts from every property in a market and narrows them to owners worth a letter or a call, and its foreclosure lists are one filter among many. PropStream's auction list mixes notices of trustee's sale with notices of sheriff's sale[5].
A sale record answers which sale to attend, and when. We start from the notice of trustee's sale and keep to it: the date and place, the trustee to call, the lender, and the balance where the notice prints one. We sell no owner phone numbers, and nothing to mail with. Plenty of investors need both tools, at different moments.
If you plan to bid
Before you rely on any list to plan a day at the auction, check how it handles a sale that moves. Trustee's sales are postponed often, sometimes hours before the auction. See trustee sale postponements, and how we describe the limits of our own records in how this data is collected.
Questions
How much does PropStream cost?
On November 1, 2026, PropStream's pricing page listed Essentials at $99 a month or $81 billed yearly ($972 a year), and Pro at $199 a month or $165 billed yearly ($1,980 a year), with a 7-day free trial that includes 50 free leads. Check its pricing page for the current figures.
What is a PropStream alternative for foreclosure auctions?
For trustee's sales, TrusteeSaleData is a narrower and cheaper option: $49 a month for every state we cover, with sale dates, trustees and status from the notices. It has no skip tracing or marketing tools, so it replaces PropStream only if you do not market to owners.
Does PropStream show trustee sales?
Yes, within its Auctions lead list, which PropStream says includes properties with a filed notice of trustee's sale or notice of sheriff's sale.
